OBJECTIVE:

Assist the Director of Purchasing in the coordination of sales, construction, and administrative functions for the Department by estimating and processing all production jobs and custom change orders and costing out of new subdivisions, plans, and house specific options.

SPECIFIC DUTIES AND RESPONSIBILITIES:

1. Significant responsibility for competitive and accurate estimates in relation to margin and effective financial outcomes.

2. Responsible for managing costs by bidding Trade Contractors, negotiating contracts, and contract administration.

3. Responsible for maintaining base house costs and reviewing construction variances.

4. Organizes and manages centralized cost estimating models to ensure current and strategic pricing date is used during proposal development.

5. Schedules bid review with Production Manager and Director of Purchasing for final approval of Trade Contractors.

6. Responsible for obtaining all paperwork necessary to set up new vendors.

7. Responsible for maintaining base house costs, option costs, and provide monthly updates to Director of Purchasing.

8. Responsible to update base house estimate, if necessary, due to construction variances.

9. Responsible for pricing Custom Design Requests.

10. Responsible for negotiating, coordinating, and securing new vendors with input from Production Manager, and Director of Purchasing.

11. Responsible for setting target numbers for preliminary construction budgets for new products.

12. Coordinate preliminary and final bids for new products and ensure cost effectiveness and proper use of construction details, systems, and materials. Make recommendations for changes to maintain cost efficiency.

13. Review job cost results with Production Manager, Construction Manager, Director of Purchasing, and Estimators.

14. Issue and/or review Variance Purchase Orders from product changes and recurring material take-off problems to update or correct estimate files.

15. Research material overages or shortages and report findings to the Director of Purchasing.

16. Update Trade Contractor and Vendor pricing in computer system after approval from Director of Purchasing.

17. Visit job sites to check estimate accuracy as necessary.

18. Attend Management Walk-throughs and document all changes.

19. Acquire bids from vendors for new plans or design modifications because of the Management Walk-through.

20. Thoroughly review plans for accuracy and buildability prior to releasing them to Trade Contractors for bidding.

21. Responsible for preparing trade contract agreement, scopes of work, and any other documents referred to in the agreement for signature.

22. Annual review of scopes of work and update to comply with current codes and best practices.

23. Coordinate plan changes with Architecture Department.

24. Process custom Design Requests after acceptance by purchaser.

25. Maintain scheduling system with input from the Production Manager.

26. Train Construction Managers on usage of the scheduling system as needed.

27. Serve as an alternative for Purchase Order approval in the absence of the Director of Purchasing.

28. Assist with Land Development bidding process and installations for site items such as tot-lots; entrance features; streetlights.

29. Assist with preliminary budget set up and job cost.

30. Provide leadership, training, and reviews work of junior estimators.

31. Other duties as assigned.

KNOWLEDGE & SKILLS:

  • Ability to communicate effectively both in written format and oral presentation.
  • Ability to multi-task and establish priorities.
  • Proficiency in MS Office software applications.
  • Ability to read and understand blueprints and site plans.
  • Knowledge of new home construction process.
  • Analytical and organized.
  • Proficiency with Hyphen Solutions preferred.

Job Type: Full-time

Pay: $70,000.00 - $90,000.00 per year
