General Position Summary:


Ensures all custodial sites meet customer expectations in compliance with contract specifications and standard operating procedures. Ensures excellent customer service and represents Garten Services in a positive and professional manner.


Provides supervision to and assesses skill level of Custodial employees and ensures buildings are cleaned to contract specifications. Ensures quality and safety standards are met.


Essential Functions/Major Responsibilities


  • Develops and maintains positive relationships with external site representatives.
  • Ensures customer satisfaction by verifying that all contract specifications are met.
  • Performs inspections of all sites within designated area/zone and perform follow-up inspections as needed.
  • Ensures reports/documentation to Division Manager are accurate and timely.
  • Coordinates the scheduling of site quality inspections, vehicle inspections, and other related tasks as requested.
  • Responsible for division safety and housekeeping.
  • Prepare training materials for all employees.
  • Trains, leads and directs employees in required custodial duties at assigned sites.
  • Assesses skill level of employees.
  • Maintains accurate training records.
  • Ensure custodial contract specifications are fulfilled for the each facility.
  • Assists supervisor as requested and assigned.


Secondary Functions:


  • May assist Division Manager in developing and coordinating work flows and processes that provide integrated employment opportunities for people with disabilities.
  • Participates on and attends committees/teams as assigned.
  • Performs other related duties as assigned.


Job Scope:


Performs duties independently with minimal supervision, operates from established and well-known procedures. Decisions are made within general company policy constraints but may occasionally require independent decision making.


Responsible to provide input on long-range planning process and may be asked to provide input on strategic planning process.


Mistakes/errors in contract specifications, inspections of sites, and in recordkeeping could result in lost contracts, customer dissatisfaction, increased operating expenses and employee morale problems, all of which could have significant negative financial impact on the organization.


Supervisory Responsibilities:


This position is not supervisory in nature except to the extent that it provides training and daily direction to employees.


Interpersonal Contacts:


Has both internal and external contacts. Internal contacts are mostly with our own department and supervisor. The most frequent external contact is with customers. Interactions, both with internal and external contacts, normally require information exchange, problem solving, and some negotiation.


Both internal and external contacts are usually made at the employee's own initiative with 10% of the contacts being over the phone and 90% face to face. All contacts are with internal or external customers. Contacts frequently contain confidential/sensitive information requiring discretion at all times.


Specific Job Skills Required:


  • Excellent communication, customer service, and interpersonal (both verbal and written) skills.
  • The ability to make decisions and use discretion.
  • Ability to train others of different learning skills and styles.
  • Ability to train on all aspects of custodial tasks/duties.
    • Ability to read, write, speak and understand English.
    • Ability to observe others and accurately document those observations.
    • Ability to actively participate in team development and team-oriented processes.
    • Physical and mental ability to use calculator and computer hardware/software.
    • Valid driver's license, acceptable driving record, and proof of current vehicle insurance.
    • Ability to operate under pressure on a daily basis.
    • Mental ability to perform basic math and some advanced math.
    • Physical ability to operate custodial equipment, bend, twist, stoop, kneel, reach overhead, climb stairs, and make repetitive motions of the arms and hands.
    • Physical ability to push/pull up to 40 pounds, and to lift up to 150 pounds with assistance and to carry up to 40 pounds regularly throughout a normal workday.
  • May operate custodial equipment (i.e. vacuum, etc.) requiring ability to push/pull repetitively for short periods of time.

Education and/or Experience Required:


  • A minimum of 2 years general custodial operations experience or training including customer service.
  • A high school education or equivalent.
  • A 2-year degree in business, communication, or other related field is preferred.
  • Fluency in 2nd language is a plus.


Job Conditions:


This position requires the incumbent to work in an environment where there is exposure to building temperature fluctuations, fumes, noise, poor ventilation, chemicals, odors, dirt, dust, poor lighting, outdoor weather and biohazards. Other working conditions include: extensive detail work; frequent interruptions; working alone; exposure to a computer monitor; disagreeable contacts (i.e. aggressive/agitated individuals). May be required to attend meetings outside of regular shift.
